Overview

Mold remediation cost varies widely - from a few hundred dollars for a small, contained spot to several thousand or more for extensive growth inside walls, HVAC systems, or across multiple rooms. As with water damage, there's no honest flat rate; the number depends on a handful of factors. Here's what drives it.

What affects the cost

  • The size of the affected area. A small patch in one bathroom is a very different job from mold spread across a wall cavity, attic, or several rooms.
  • The location. Mold on an open surface is cheaper to address than mold inside walls, under floors, or in HVAC ducts - places that require opening up the structure and specialized cleaning.
  • The severity and type. Heavier, established growth takes more containment, removal, and cleaning.
  • The moisture source. Remediation isn't complete until the underlying moisture is fixed. Sometimes that source (a leak, a slab leak, poor ventilation) adds repair cost - but skipping it guarantees the mold returns, so it's not optional.
  • Required removal. Porous materials that can't be cleaned (some drywall, insulation, carpet) may need removal and replacement.

Why containment and process cost what they do

Proper mold remediation isn't just wiping a surface. It involves sealing off the area to prevent spores from spreading, HEPA air filtration, safe removal following IICRC protocols, cleaning and sanitizing, and correcting the moisture source. That process - done by AMRT-certified technicians - is what actually solves the problem. Cheap "spray and pray" treatments that skip containment and the moisture fix tend to cost more in the long run when the mold comes back.

Does insurance help?

Sometimes - it depends on the cause. Mold from a sudden covered water event may be covered (often up to a sublimit), while mold from long-term moisture usually isn't. See does insurance cover mold damage?. We document the situation to support whatever coverage applies.
